Quality is a word that appears on the front page of almost every building company website. It means very little until it is attached to a specification and a measurable standard. On a New Zealand architectural build, the meaningful questions are about what is being built to a standard above the Building Code minimum, and by how much.
NZS 3604 is a floor, not a ceiling
The New Zealand Standard 3604 sets timber-framed construction minimums. A house can be fully compliant with NZS 3604 and still be a plain, thermally average, acoustically permeable building. Architectural work regularly goes above this standard in fifteen or twenty specific ways.
The envelope
Building Code clause H1 sets minimum thermal performance. Most architectural homes in Auckland specify wall, roof, and floor insulation well above H1 and use double glazing with a thermally broken aluminium or timber frame. A wall build-up with 140 mm of wool insulation plus a 20 mm thermal break on the outside of the studs is routine on our work. The difference in winter comfort and in power bills is immediately obvious to the owner.
Weathertightness
Building Code clause E2/AS1 sets the weathertightness minimum. Architectural detailing goes beyond it at every junction. Cavity battens, upstand heights at internal gutters, flashings at window heads, apron flashings at roof-to-wall junctions, kick-out flashings at every eaves-to-wall meeting. Our default is to exceed the E2/AS1 minimum upstand height by 50 mm on exposed sites in Ness Valley or Clevedon.
Junctions
Build quality lives in the junctions. Where two materials meet, where two systems meet, where two subcontractor work meets. A house can have stone floors and cedar walls and still feel cheap if the skirting-to-floor junction is a 3 mm gap sealed with white silicone. Our quality check list has about sixty junctions on a typical architectural home. Each one has a detail, a named material, and a tolerance.
Coating systems
Exterior paint coats at two plus two is the standard. On a coastal or exposed rural site we go to three coats with a high-build primer. Resene Construction Systems and Dulux AcraTex both publish system-level specifications with warranted lifetimes. We build to those systems rather than spot-specify products. A 15 year warranted coating is a different product from a 7 year one, and the difference is in how the substrate was prepared and how many coats went on.
The quiet things
Acoustic performance between bedrooms. Thermal bridging at slab edges. Air leakage around penetrations. Insulation that is actually in contact with the interior lining, not slumped in the stud cavity. Vapour control layers properly sealed. These are invisible at handover and obvious a year later. A builder who cares about them will tell you how they check them. A builder who does not will talk about rigorous standards without naming any.
Finish quality
Plaster levels to Level 5 on feature walls, Level 4 on primary rooms. Solid timber door jambs hand-finished before hanging. Mitre joints on cornice that line up without filler. Tile edges cut cleanly rather than with edge trims. These cost more time, not more material. A well-run site has that time in its programme.
What quality does not mean
An expensive tap. A big kitchen island. A marketed brand of kitchen appliance. These are specification decisions, not quality decisions. A thousand dollar tap on a badly plumbed wall has the same failure mode as a two hundred dollar tap.
The quality of a build can be read off the drawings before a single nail goes in. It can be read on site by looking at the back of the work. It can be read at handover by looking at a junction between two materials from 100 mm away. It is specific, measurable, and visible to anyone who knows where to look.
