Whether you can live in your house during a second-storey addition depends on the layout of the house, the extent of the work, and the household's tolerance for disruption. On most standard Auckland projects, the family stays in the ground floor during the upper level construction. The roof removal and re-framing phase, typically three to six weeks, is the most disruptive period. After that, once the new roof is on and the building is closed in, the ground floor becomes significantly more liveable even while the upper level is still under construction.
When is moving out the better choice?
Moving out makes sense when: the house is small and the ground floor rooms that would remain liveable are too few for the household, the second storey addition involves structural work that extends down through the ground floor walls and requires those rooms to be vacated anyway, or the owner has a young child or medical condition that makes sustained construction noise genuinely unmanageable. Moving out for the peak disruption phase, typically ten to fourteen weeks, simplifies the programme and eliminates the coordination overhead of working around an occupied ground floor. Accommodation for ten weeks for a family of four in Auckland runs $6,000 to $12,000, which is often less than the programme cost of managing a live-in build.
We discuss this with owners honestly at the start of the project. There is no rule that says you must stay or must go. The right answer depends on the specific house and the specific family.
How does temporary weatherproofing work?
Before the existing roof is removed, a temporary weatherproofing system is installed over the entire roof area. The standard approach is a heavy-duty polythene or woven polyethylene tarpaulin system, draped over the roof framing and tied down to the wall plates. The tarpaulin is secured at the ridgeline and weighted or tied at the eaves so wind does not get under it. On a typical Auckland project, a temporary roof is installed in a day using a small crane or pole and scaffold system.
The temporary roof is not completely weathertight. It sheds rain reasonably well in normal conditions but is not a full weather barrier. During heavy rain or high wind, some water ingress into the ceiling space below is likely. The ground floor ceiling and the top of any wall below the temporary roof should be protected with polythene sheeting during this phase. Owners who stay in the house should move valuables out of the rooms directly below the work area.
What is a zone of exclusion?
A zone of exclusion is the area of the house that is off-limits to the household during active construction overhead. While framing is happening above, tools, offcuts, and fixings can drop through gaps in the framing. The zone of exclusion for the rooms directly below the framing work should be kept clear of people and valuables. We put up temporary hoarding between the active construction area and the occupied areas of the house, which contains dust and reduces noise transmission.
The zone shifts as the work progresses. Once the upper floor is framed and the floor deck is installed, the rooms below become relatively safe again. The zone then shifts to the stairs access area, if new stairs are being cut through the existing ceiling, and to the areas where new partition walls meet existing ground floor walls.
What does the noise and dust management actually involve?
Nail guns, circular saws, and grinders are loud. There is no way to eliminate construction noise during framing. What can be controlled is the hours of work and the communication about when the noisiest work happens. We schedule the loudest work, including nail gun framing, concrete breaking, and grinder work, between 7.30am and 4.30pm on weekdays. Neighbour communication before work starts reduces complaints and keeps the programme running without council noise enforcement interruptions.
Dust management during wall removal and ceiling penetration work involves polythene barriers on the ground floor, a negative pressure or extraction system in the work zone where practical, and daily cleanup of the occupied areas at the end of each working day. We run a clean site. Sawdust and construction debris do not accumulate in areas where the family is living. This is a practical standard we maintain on every live-in project, not because it is a marketing point but because a clean site is a safer and more efficient site.
What practical steps help the household manage the period?
Clear the attic and roof space of stored items before work starts, because they will need to come out for the structural work. Set up a temporary kitchen area in a ground floor room away from the construction zone if the existing kitchen will be disrupted. Move bedrooms to the ground floor rooms furthest from the work zone. Set up a welfare facility, a toilet and handwash station, that the building team can use without entering the occupied areas of the house. Discuss and agree on communication channels with the project manager so you get daily updates on programme and advance notice of the noisiest or most disruptive activities.
