Timber framing and structural movement
Pre-1940 Auckland villas were framed in native timber, primarily rimu, kauri, and totara. The timber itself is dense and durable. The problem is movement. Over 80 to 100 years, post-and-beam foundations settle unevenly. The result is framing that is square on plan but racked out of plumb. Doors bind, floors slope, and ceiling lines bow.
Correcting structural movement adds time and cost to a renovation. The degree of correction required depends on how far out of level the structure has moved and what the finished specification requires. A renovation targeting high-specification joinery and tiling requires more correction work than one retaining character features and accepting some natural movement.

Subfloor decay and pile settlement
Subfloor timber in Auckland villas sits close to the ground, often in conditions that favour decay. The most common findings are bearer and joist rot, pile settlement, and insufficient subfloor ventilation. Rot is not always visible from inspection hatches. It becomes clear when the floor is lifted.
Pile replacement and subfloor re-framing is one of the most common unexpected costs in an Auckland villa renovation. Full subfloor replacement on a 180 square metre villa runs between $20,000 and $60,000 depending on access, extent of decay, and whether the pile type requires engineering sign-off. Partial replacement, addressing localised rot in a kitchen or bathroom zone, runs between $8,000 and $20,000.
A pre-renovation inspection by a builder who will lift boards and properly assess the subfloor is worth the cost. A standard pre-purchase building inspection often misses subfloor issues because inspectors rely on visual assessment through access hatches rather than lifting floor boards.
Electrical wiring in Auckland villas
Villas built before 1945 typically have rubber-insulated wiring. The rubber degrades over time and becomes brittle. Brittle insulation is a fire risk. Auckland Council building consents for renovation work trigger an electrical inspection, and in most cases a villa renovation requires a full rewire.

This is best completed during renovation when walls are open, rather than as a standalone project requiring walls to be opened and reinstated. If you are renovating a villa that has not been rewired, include a full rewire in your scope from the outset.
Drainage and water supply in older villas
Many Auckland villas still have original earthenware drainage and galvanised iron water supply. Earthenware drain pipes crack with ground movement and tree root intrusion. Galvanised iron corrodes from the inside and reduces water pressure over time. Both require replacement during a renovation that opens floors and walls.
Drainage replacement under a villa floor runs between $8,000 and $25,000 depending on length of run and access. Water supply replacement typically runs between $5,000 and $12,000. These figures cover the internal work. If the connection to the street main requires replacement, that is a separate Auckland Council process with additional cost.

This is not a contingency on top of a fully specified build. This is a realistic budget for the work that is regularly found and regularly required in villas of this age.
Builders who do not flag these items in a quote are either not experienced with villas, or have not included them in scope. Ask any builder quoting your villa renovation how they have allowed for structural levelling, subfloor, rewiring, and drainage.
